DO I NEED TO ALREADY HAVE ROOMMATES OR CAN A ROOMMATE BE PROVIDED?Any student will be accommodated at College Town @ Coastal. If you already have other students that you know you would like to live with, you will be placed with them, within the same apartment. If you are looking by yourself you will be matched with other tenants using our Roommate Matching System. The roommate matching questionnaire is part of your initial application that you fill out prior to signing a lease to live at College Town @ Coastal. We use your answers to this questionnaire and compare them with other residents’ answers and match everyone accordingly.

ARE THESE UNITS FURNISHED?Our furnished units include: leather couches, coffee table, kitchen table with 4 bistro style chairs, full-sized bed with hypoallergenic mattress, desk with locking drawer, desk chair, 5 Drawer dresser, Full Sized Closet, and a flat screen TV in every apartment. Items vary per unit

WHAT APPLIANCES ARE INCLUDED?All kitchens are supplied with a full-sized refrigerator, a range/stove, microwave, and garbage disposal. Each unit is equipped with washer and dryers regardless of the floorplan type.

ARE UTILITIES INCLUDED IN THE RENTAL AMOUNT?Utilities are metered directly from the city and billed back to the residents each month. The total utilities are divided among all roommates occupying the space at the time of billing. For floor plan averages, please contact the office.

WHAT IS INCLUDED IN MY RENT PAYMENT?Password protected wi-fi and trash is included in rent.

WHEN DO I PAY RENT?Rent is to be paid by the 1st of every month of your contract. Arrangements can be made to pay a full semester in advance or a full year in advance if that is desired by the tenant.

HOW DO I PAY RENT?Rent payments can be made by check, money order, wire transfer, credit or debit cards (No cash will be accepted) in the leasing office or online through your Resident Portal account. Most debit cards have a daily limit for charges, so check with your bank to be sure you have the ability to make large payments before attempting payment. Convenience fees will apply to any online payment and vary depending on your payment method. College Town Communities splits these fees with you and pays half, so the fee you pay is actually half of the entire fee. Checks are the cheapest way to pay!

IS PARKING AVAILABLE ON SITE?Onsite parking is available for tenants at no additional charge. Every tenant must obtain a Parking Permit Sticker from the Leasing Office in order to be permitted to park in the onsite parking lot. Any vehicle parked in the College Town @ Coastal parking lot without a parking sticker will be towed upon discovery. These actions are taken to preserve safe and well-lit parking for our residents who are paying for this amenity.

WHO IS ALLOWED TO LIVE AT THESE FACILITIES?We are an off-campus student housing facility located in Conway, South Carolina. Because of our close proximity to Coastal Carolina University, many of our residents are CCU and HGTC students.

CAN GUESTS/ VISITORS STAY OVERNIGHT?Any tenant is allowed to have a guest visit or spend the night at any time without the need to register or sign them in. However, a guest is not allowed to stay for more than 3 days at a time. Please contact the leasing office to obtain a guest parking tag to allow your guest to park onsite. Roommate consideration must be taken into account with all visitors. Guests must be accompanied by the tenant whom they are visiting at all times when inside the apartment.

WILL I HAVE A PRIVATE BEDROOM?ALL tenants will have their own bedroom, bathroom and closet.

HOW ARE THE UNITS RENTED?We have individual leases which means we rent out per bedroom. You will be solely responsible for the bedroom while the common area and kitchen is a shared space between you and your roommates.

HOW FAR FROM CAMPUS IS COLLEGE TOWN @ COASTAL?College Town @ Coastal is less than 3 miles from Coastal Carolina University. We offer an exclusive resident shuttle service that goes back and forth from the property to campus every 30 minutes.

ARE PETS ALLOWED?College Town @ Coastal is a pet-friendly facility. Anyone requesting to have a pet must submit their request to the Leasing Office, and complete all necessary paperwork, including signing the Pet Addendum and Roommate Authorization Form. Please contact our leasing office for more information. We require a one time, non-refundable, $500 pet fee that is due with your first installment.

ARE THERE LAUNDRY FACILITIES?College Town @ Coastal has a washer and dryer included in every unit.

WHEN WOULD I MOVE IN?Leases for the 2025-26 school year will begin on August 15, 2025.

HOW LONG IS A LEASE TERM?We offer both school-year leases and full-year leases! 2024 School-year leases run through May 25, 2026, and full-year leases run through July 29, 2026.

DO YOU PERFORM BACKGROUND OR CREDIT CHECKS DURING THE APPLICATION PROCESS?Background checks are performed on every student who wants to live at College Town @ Coastal. A credit check is performed separately on the parental guarantor for each College Town tenant.

IS THERE AN APPLICATION FEE?There is a $199 nonrefundable Administrative Fee once you have decided to complete a lease to live at College Town @ Coastal. This Administration Fee covers the online application process, renewal lease generation, resident and guarantor screening, resident financial ledger maintenance, and 24-7 access to the online Resident Portal.

IS ALCOHOL PERMITTED IN MY UNIT?Assuming you are of the legal age, you may consume alcohol in your apartment. No alcohol is permitted in the outdoor areas and we ask you to respect all community guidelines.

MAY I PAINT THE WALLS IN MY UNIT?No. The apartments are already painted. You may decorate your apartments with posters, tapestries, Christmas lights, etc. Please use thumb tacks or nails when hanging things on the walls. Do not use Tape, Glue, Gummy poster hangers, 3M double sided sticky pads, etc. Do not use wall decals, as they will delaminate the face of the drywall. Any unnecessary damage to the apartment walls could lead to you having to pay for repairs.

DO I NEED TO BRING MY OWN BEDDING OR WINDOW TREATMENTS?College Town @ Coastal provides a full size bed frame and full-size mattress. You will need to bring a mattress pad, sheets, blankets, comforters, pillows and bed spread. Every unit will include mini blinds on each window and you may add window treatments if you desire, but the blinds must stay in place.

ARE YOUR FACILITIES DIRECTLY AFFILIATED WITH COASTAL CAROLINA UNIVERSITY?We work closely with the Coastal Carolina University campus but we are a privately owned company.

CAN GRANTS, SCHOLARSHIPS, STUDENT LOANS, OR FINANCIAL AID BE APPLIED TOWARDS RENT?"Yes. You may use financial aid proceeds or any other 3rd party payment process to pay for your Rent at any of our facilities. Typically financial aid proceeds are dispersed directly to the student who in turn can then use those proceeds to pay for housing. If a rental payment is due and the tenant has not received their source of aid yet, proper documentation of this delay in aid must be presented to management in order to avoid any late fees to your account.
