Tyler Cunningham
Community Manager, Portfolio Manager
Originally from Clarksburg, West Virginia, Tyler moved to Myrtle Beach in 2014 to attend Coastal Carolina University and has called it home ever since. He earned his real estate license at 18 and started his career in property management in 2017 as Leasing Manager at Indigo at 110, later becoming Property Manager for Aspen Heights in Conway. Tyler aligns closely with the goals of College Town Communities, focusing on delivering high-quality properties and exceptional customer service.
In his downtime, Tyler enjoys a relaxing dinner with friends or family. He is also the proud owner of a French Bulldog named Leo. His guiding life philosophy is simple: “Money is important but it's not everything. Do what makes you happy above all else.”
Lily Melton
Assistant Community Manager
Lily is from Chesterfield, South Carolina, and brings five years of experience as a lifeguard, including three years as head lifeguard. She also recently completed a marketing internship with the Grande Dunes team. Lily enjoys learning new things and working in a welcoming environment like College Town Communities, where new ideas are encouraged.
To relieve stress, Lily loves spending the day at the beach with friends. Her favorite local spot is Creek Ratz, where she always orders the Carolina shrimp plate. At home, she has a goldendoodle named Brooks—named after Coastal Carolina’s football stadium.
Known for being outgoing, compassionate, and energetic, Lily lives by the advice to always be kind to others, as you never know what someone else is going through. A fun fact about Lily: she was a competitive gymnast for 12 years!
Thomas Wiggins
Maintenance Technician
Thomas is originally from Camden, South Carolina, and relocated to Conway to be closer to his family. Inspired by his father’s work in the home-building industry, Thomas developed a strong work ethic and a passion for the maintenance field. With over five years of experience, he brings valuable expertise to his role at College Town Communities.
Outside of work, Thomas enjoys riding ATVs and boats, finding these activities a fun way to unwind. A lesser-known fact about him is his hidden talent for singing, particularly country music. Over the years, he has also honed his skills in fixing cars, combining hands-on problem-solving with creativity.
Thomas started his career in the service industry at Firehouse Subs, where he gained early experience working with teams. Now at College Town Communities, he is excited to build strong relationships with staff and create a welcoming environment for residents.
Christopher Felix
Maintenance Technician
Chris is originally from New York but has lived locally for the past 18 years. Wanting a hands-on, active role throughout the day led him to maintenance, and he’s excited to grow within the field while learning new in-house skills at College Town Communities.
Outside of work, Chris enjoys skateboarding and considers himself an expert in knowing the top-tier Red Bull flavors. He also has a background in the skate industry, having worked at a skate shop. A fun fact about him—he has a twin sister!
If he could learn any skill, Chris would love to master using a tattoo gun. His goal at College Town Communities is to expand his knowledge in maintenance and develop new hands-on expertise.
Grace
Community Assistant
Grace is from Connecticut and has spent the past two summers lifeguarding with the YMCA. She also has experience in email marketing for a DSP company. Excited to be part of College Town Communities, she looks forward to learning new skills and being part of such a welcoming team.
To unwind, Grace enjoys going for walks or getting lost in a good book. A fan of Italian food, her go-to meal is fettuccine alfredo with shrimp. At home, she has two dogs, Maisey and Moose, and a cat with multiple names—though she personally calls him Meow.
A fun fact about Grace is that she has a twin brother! She’s eager to grow in her role and embrace the sense of community that College Town Communities offers.
Torie
Community Assistant
Torie is from Waxhaw, North Carolina, and brings experience from working at Conway Nutrition and Refresh Conway, as well as time as a substitute teacher back home. She’s excited to learn and grow in her role at College Town Communities while building strong relationships with her colleagues.
To unwind, Torie enjoys spending time at the beach or pool with friends. Her go-to local restaurant is The Claw House in Murrells Inlet, where she always orders the lobster roll.
She lives by the motto: “Always give 110% in everything you do, no matter what it may be.” Torie is known for being encouraging, positive, and caring.
A fun fact about her: she played volleyball for eight years!
Harleigh
Community Assistant
Harleigh is a Community Assistant at College Town Coastal. Originally from Patrick, SC, she is a rising senior at Coastal Carolina University. With years of experience in the service industry, Harleigh brings a "people-first" energy to the team, viewing the office as a true home away from home. She thrives on the friendly, familiar atmosphere of the community and finds constant motivation in her mother, who remains her biggest inspiration.
When she isn't assisting residents, Harleigh is likely at the beach with her dog, Martini, enjoying a morning coffee and a pupcup. A high achiever who graduated high school a year early, she balances her drive with the perspective that "everything in time." Whether she's grabbing her favorite steak Alfredo at Oslos or helping a neighbor, Harleigh is dedicated to making the most of every moment at College Town.
Ava
Community Assistant
Ava is originally from Massachusetts, bringing a strong foundation in customer service and relationship-building to the College Town Coastal team. With six months of retail experience and over five years of working closely with children and parents, she has mastered the arts of communication, patience, and genuine connection. Ava thrives in the welcoming, family-like culture of College Town Communities, where she is constantly motivated by kind, driven people who actively pursue personal growth. Described by others as compassionate, responsible, and dedicated, she firmly believes that true growth comes from stepping outside your comfort zone. To unwind, Ava enjoys writing, chatting with friends, and spending time with her dog, Samson James.
Jessica
Community Assistant
Jessica is originally from Toms River, New Jersey. She brings a wealth of customer service experience to the College Town Coastal team, including four years as a clothing boutique assistant manager, a year as a restaurant server and hostess, and ongoing work as a social media brand promoter. As a future resident of the community, she loves that her role allows her to actively contribute directly to her own school and living development. Described by others as funny, optimistic, and kind, Jessica keeps her energy high by going for runs and unwinding with her dog, Alice, and her two cats, Lucky and Java. If she's dining at her favorite spot, Leones, she is definitely ordering penne vodka. Fun fact: she was once featured on a billboard in Times Square!
Kate
Community Assistant
Kate is from Covington, Louisiana, and joins the College Town Coastal team with three years of retail experience—including two as a store manager—along with two years as a camp counselor. She loves the exceptionally kind staff and positive work environment at College Town Communities. Described as someone who lives by the advice to always "kill people with kindness," Kate brings a warm and welcoming energy to the community. To relieve stress, she loves disconnecting from her phone to spend time outside with friends, family, and her two doodles, Winston and Maple. If she's eating out, you can count on her ordering her favorite comfort food: chicken tenders and fries!
Matt
Community Assistant
Matt is a community assistant at College Town Coastal who brings a strong work ethic and a friendly face to the team. Originally from Northbridge, Massachusetts, Matt has been working consistently since high school, beginning at his family-owned coffee shop and golf course during his college years. He now enjoys the unique opportunity to live and work alongside the same group of people, noting that the kindness of the community makes the environment truly special.
To unwind after a busy day, Matt’s go-to stress reliever is hanging out by the pool with his friends. You’ll likely find him at Longhorn Steakhouse ordering his signature meal: steak, rice, and mashed potatoes. He is a proud pet owner to his two dogs, Chop and Snowflake. Matt also has a few bucket-list ambitions, including mastering the electric guitar. If he could sit down with any one person, it would be comedian Shane Gillis. Whether he’s assisting residents or enjoying the coastal sun, Matt is a vital part of the community.
